2. Concept Design
Produce conceptual drawing package based on the project brief inclusive of layout plans, visuals, and a presentation of the general look and feel
Produce a maximum of Two 3D visual renders of the intended concept for the interior
Produce draft finishes specification and sample board that will give a more visual indication of the look and feel of the material / furnishings to be used in the final project.
Rework the concept design twice after the original proposal until the concept is approved by management and fit for development to detail design stage
Submit concept package for Landlord Approvals (where required) Preliminary Finishes and FF&E selections
3. Detail Design Development
Take receipt of owners concept submission comments and make amendments where necessary
Refine concept submission drawings to an enhanced tailed architectural drawing package inclusive of sections, elevations, ceiling plans, lighting layout, interior signage system layout design and all interior detailing reflective of the approved concept design
provide drawings for owner approvals through the chosen contractor for municipality approvals and permits (where required)
Provide full interior specification samples, inclusive of materials and FF&E Provide the FF&E selections in a line item schedule.
Provide the Developed Design information to, discuss proposals with, and incorporate preliminary inputs of, other consultants into the Developed Design
Present the Technical Design (incorporating the above deliverables) to, and review with the client.
4. Production, Specification and Shop Drawings
Complete a finishes schedule/ specification to be submitted to the contractor for procurement. In certain cases to liaise with the contractor for alternative sample approval where necessary (e.g. due to availability or time constraints)
Source all finishes and fittings for the contractor to procure as per the agreed concept design
The production drawing package will be completed during this stage and submitted to the contractor for manufacturing on site. This is inclusive of all detailed joinery drawings for internal and miscellaneous details which are required to ensure a quality interior finish is provided.
Cross check and sign off all sourced FF&E and contractor samples to retain the integrity of the high level of finish for the project
